A good start is to choose a recommended local agent who knows the area and the market well. Our customers consistently award us 5* views for our excellent customer service so you know you will be in good hands. We are members of the National Association of Estate Agents (NAEA), The Property Ombudsman (TPO), Association of Residential Letting Agents (ARLA), and accredited to the London Rental Standard so you can be assured of our high standards and integrity.
Knowing your rights and responsibilities as a tenant
We can advise you of your rights, responsibilities and what to avoid when renting to make sure you have a stress-free tenancy. We make it our business to get to know our landlords well to ensure we match their properties with the right tenants. The lettings market in West London is very strong with demand outstripping supply so we will arrange viewings as soon as possible so that you can decide on the property.
Leading you through the letting process...
Obtain important documents
You will need your passport or driving licence as ID, proof of your current address, your employer and bank details, any rental history and your right to rent in the UK.
Register to search
When you register for your search, we will need a few details such as the full names of tenants and if you have any pets. Once we know what you are looking for, we can show you the best options that fit your criteria and arrange viewings.
Accompanied viewings
We attend all viewings with prospective tenants so we can answer any questions you may have. If you decide you like the property you can make an offer and we will ask for a deposit while we carry out referencing and financial checks.
Referencing and contracts
We give you a copy of the draft tenancy agreement to review and complete and ask for references including those from previous landlords, information from your employer, a copy of your passport, and your right to rent in the UK. You will also set up your monthly rental payments.
Moving in
Once you have been approved to rent the property the tenancy agreement will need to be signed and any further payments made. An inventory document will be produced and checked with you on the day you move in and then the keys handed over to you.
Keeping in touch
If your landlord has asked us to manage the property, we will stay in contact with you to arrange regular inspections and sort out any issues you may have. If the landlord is managing the property themselves, we will share their contact details with you.
We know it’s a big step to decide to move so you will appreciate the care and attention that we bring to the table.
We will look at a number of factors such as the condition of the property, its location, access to transport links, and other market indicators before giving you an accurate valuation.
