Regardless of whether you need a tenant for your property or a home for your family, lettings are a big deal. They're often also a big deal with time pressure. If you're a landlord, you simply can't afford to have your property investment empty and not earning income. If you're a prospective tenant, you can have all sorts of deadlines hanging over you: expiring lease, start of the school term, new job.
We understand that this can be stressful territory. That's why, before we do anything else, we sit down with you for a comprehensive briefing. We want to make sure we understand our landlords' precise requirements in terms of tenants, leases, rentals - and what is and isn't negotiable.
Similarly, we want to know what our tenants' dream homes look like, what their budget will stretch to, and where they need to be located in terms of transport links, schools, shops and other amenities. There's a simple formula at work here: the better the briefing, the sooner everyone's settled in and the rent cheques can start flowing.
There are, of course, a number of hurdles to clear first: bank and personal references, deposit schemes, tenancy agreements, inventories - just to give you a flavour. Over the years, we've cleared those hurdles time and again, successfully matching people and properties.
There's a good reason for that: we know our patch, many of our staff having been with since we first opened for business in 1983.
