Regardless of whether you need a tenant for your property or a home for your family, lettings are a big deal. They're often also a big deal with time pressure. If you're a prospective tenant, you can have all sorts of deadlines hanging over you: expiring lease, start of the school term, new job.

There's a simple formula at work here: the better the briefing, the sooner everyone's settled in and the rent cheques can start flowing.
There are, of course, a number of hurdles to clear first: bank and personal references, deposit schemes, tenancy agreements, inventories - just to give you a flavour.
