“Watch Out, There May Be A Rogue About!”

Did you know that there are now more than 4.4 million households renting privately?  That’s quite a considerable number, isn’t it?  Of course, the great majority of those who rent have landlords who are fully attentive and responsible.  However, in reality, this is certainly not always the case and so this is a timely reminder for tenants to watch out!

If you are renting privately rather than through an agency it is, naturally, your decision.  But something that must be born in mind is that while it may appear all above board and cheaper, which may well be the case, it could well turn out not to be and a very false economy.

The important questions that you need answers to are: Can you be sure of the legitimate status of the landlord?  Are they taking deposits on property they don’t own? If they do own it, have they actually registered it?

As is very apparent, and as I have commented on in my columns over the last year or so, there are always new rules and regulations that regularly appear like a line of buses.  All of them must be complied with in order for the tenant to be fully protected and be as “safe as houses”.

Going back to opening huge statistic, it is very clear that we are entering into the age of rental rather than home ownership.  Therefore, it is even more important that tenants take personal safety measures to shield them from “dodgy dealers”.

The very best defence is to always rent through a local independent agent, one that knows the issue backwards and will save you from being “rogued upon”.  The next best security method is for you to rent privately but for Rolfe East to carry out the verification of the landlord for you.  All you have to do in this case is provide us with the landlord’s details and, for a low-cost fee, we will carry out all the essential checks that will put your mind at rest and you can safely rent away!

Then again, you could just go it alone and simply hope for the best?
